Terms of Service

These terms govern your use of Tenantree.
This document describes how the service actually operates. It has not yet been reviewed by a Kenyan advocate.
What Tenantree is
Tenantree is software for recording and reconciling property income, splitting it between owners, and producing statements and tax-reporting exports.
Tenantree is not a bank, a payment institution, an estate agent, or a tax agent. We do not hold client money, we do not move your funds, and we do not act as an intermediary in any letting. Where the service initiates a payment, it does so through a licensed provider — Safaricom, Paystack or Stripe — and the money moves directly between the payer and the payee. Tenantree records that it happened.
Your account
You must give accurate registration details and keep your credentials secure. You are responsible for everything done under your account, including by team members you invite.
Your data and your obligations
You keep ownership of everything you enter. You grant us only the permission needed to host and process it in order to run the service.
You are responsible for the accuracy of what you enter, and for having a lawful basis to enter other people's personal data. Where you record tenants, occupants, owners or caretakers, you are the data controller and we are your processor — see the Privacy Policy.
Tax and compliance exports
Tenantree produces reports and exports intended to help you meet filing obligations. They are working documents, not advice.
- The figures are derived from the data you entered. If that data is wrong or incomplete, the export will be too.
- Tenantree does not file anything with any authority on your behalf unless a feature explicitly says so and you have switched it on.
- Whether a given income stream falls under one tax treatment or another is a question for you and your tax agent. Where the law is unsettled, Tenantree presents the figures and does not choose for you.
- You remain the taxpayer. Nothing in the service transfers a statutory obligation from you to us.
Have a qualified tax agent review anything before you file it.
Fees
Subscription fees are shown before you subscribe. Plans are billed in advance for the period stated. Where a trial is offered, it runs for the period stated at sign-up and requires no card. We will give reasonable notice before changing prices.
Availability
We work to keep the service available but do not guarantee uninterrupted access. We may suspend it for maintenance, and we may suspend an account that is being used unlawfully or in a way that endangers the service or other users.
Limits of liability
The service is provided as-is. To the extent the law permits, we are not liable for indirect or consequential loss, for lost profit, or for loss arising from inaccurate data you supplied, from a filing you made, or from a third-party provider's failure. Nothing here excludes liability that cannot lawfully be excluded.
Ending the agreement
You may stop using Tenantree and close your account at any time. You can export your data before you do. We may end the agreement on reasonable notice, or immediately for serious or repeated breach.

Governing law
These terms are governed by the laws of Kenya.
