Short-let
You are taxed on what the guest paid, not on what Airbnb sent you.
Airbnb takes its commission, withholds tax for KRA, and sends you the rest. But VAT, the tourism levy and MRI are all worked out on the full amount the guest paid. Upload the statement you already download from Airbnb and you get that number.

Proof the unit was cleaned
Your cleaner gets a link by text and photographs the room. The photos attach to the unit and show up on the owner’s statement.
From 2026, Airbnb withholds 5% if it holds your KRA PIN and 20% if it does not. That is deducted before you are paid. You still have to work out whether it covered what you actually owe.

Reminders are the easy part; everyone sends those. What an owner actually wants is a photograph of the room, taken by the person who cleaned it, on the day they said they did — attached to the unit and to their statement.

Worked example
